California Housing Finance Agency Programs (CalHFA)

The California Home Finance Agency or CalHFA was established in 1975 to offer affordable home financing and low interest rate loans to create opportunities for moderte income Californian's. At 21st Century Home Loan we offer the CalHFA FHA Loan Program. This loan program features a fixed interest rate, 30-year fully amortized term, FHA-insured loan. This program has a maximum loan-to-value (LTV) and a maximum combined loan-to-value (CLTV) as per FHA guidelines.

ELIGIBILITY REQUIREMENTS

- Each borrower must be a U.S. citizen, permanent resident alien or qualified alien

- Maxiumum of four (4) borrowers are allowed on a purchase transaction

- All borrowers must meet the credit, income and loan requirements of CalHFA's program and Tax Act compliance, FHA, the lender, and master servicer

- Homebuyer education is required for each borrower. CalHFA will
accept a homebuyer education counseling certificate of completion via
online, in-person, or by phone
